Time is a valuable resource.  The best business relationships tend to respect each parties time. Our ninety (90)day retainer option is for clients that require an accelerated marketing platform.

At Bill Young & Associates we believe that each Advisor can only work effectively 5-6 clients simultaneously and do a professional job.

We also believe that an Advisor should not take a project assignment unless our client and the BYA Advisor agree upfront on a mutual project/marketing plan that is achievable.

Our standard "Transaction Management" retainer fee is $1500.00/month billed monthly for the duration of the assignment.

This retainer is deducted from the commission earned upon the sale/purchase of your property. The transaction management fee is considered earned for services rendered.

All out of state assignments travel expenses etc. are billable for any preapproved out of pocket expenditures.

Customized client retainer options include proprietary broker database,proprietary investor database,area, regional, national advertising, postcard mailings, ebrochures, research, realty advice, property consultations and employment services.

The commercial real estate transaction is a cyclical process. It does not have a specific point of commencement or conclusion.A transaction manager (TM) recognizes the importance of managing the flow of a transaction,rather than permitting it to evolve on it's own. The TM not only advises the client throughout the process,but remains in contact after the transaction is closed to ensure satisfaction. In order for a transaction to occur and the process to begin, the TM must have an understanding of the various elements involved in the management process.  BYA advisors will adhere to putting the client's interest first and play a critical role in bringing outside resources to the process when justified.  Our goal is to expose a sale property to the most interested parties in a professional timely matter.

                                                                           The Role of the Transaction Manager

The TM acts as a liaison between investors and users. To fulfill this role and to assist in the decison-making process,the TM must also understand how to intergrate the investor and user with space, capital, and property value markets.  Acting in an advisory capacity,the TM assists investors and users in the acquisition,development,and disposition of real estate.

The partnership option includes a comprehensive monthly project status report to the client summarizing progress/concerns in project activities for the specific project.
